Cappelli, RXR Break Ground for $650 Million Hamilton Green

In what is a major boost to the booming residential market in downtown White Plains, BCW Members The Cappelli Organization and RXR broke ground Thursday on Hamilton Green, a $650 million project to transform the site of the former White Plains Mall into a mixed-use, transit-oriented development.
Situated two blocks from the newly renovated White Plains Metro North Train Station and one block from the White Plains Central Business District, the state-of-the-art residential project will replace the shuttered White Plains Mall with four mixed-income multifamily buildings totaling 860 rental units. The project includes 78 on-site affordable units, accessible open space, as well as a variety of dining, retail and commercial spaces.
Phase I of Hamilton Green includes the creation of two residential buildings: 7 Cottage – a 12-story, 162-unit building, and 240 Hamilton – a 25-story, 308-unit tower. The Phase I redevelopment includes a 515-space underground parking garage, nearly 523,000 square feet of residential space, nearly 55,000 square feet of open space and nearly 39,000 square feet of retail space. Phase I is slated for completion in 2025. Phase II will include 390 residential units, 441 self-park parking spaces and 45,000 square feet of retail space. Exclusive amenities for all residents will include 24-hour concierge services, resident lounges, co-working spaces, a pool, game rooms, fitness studios, expansive outdoor terraces and a shared public plaza.

The Hamilton Green development will be a terrific addition to our portfolio in Westchester County and deserving of its place within the vibrant White Plains downtown district,” said Louis Cappelli, Founder of The Cappelli Organization.
The White Plains Mall originally opened its doors in 1972 at 200 Hamilton Avenue and was demolished in August 2022. As part of Thursday’s groundbreaking ceremony, the old sign for the mall was torn down, ending an era and ushering in a new and brighter future for the city.
